With homes going for a premium, people are coming from all over Sydney to buy into this increasingly exclusive area in this Hills suburb.
In an exclusive pocket in the Hills, there is a new opportunity to make Kellyville home, with the release of One Fairway.
The Castle Group development, on the cusp of Bella Vista Waters, features 40 brand new luxury free-standing homes, with Hamptons, French Provincial and modern designs to select from.
Ritchie Perera, director, Castle Group, says the release fills a gap in Kellyville for high quality homes under $2 million.
“Buyers are among great company, with large new homes that frequently exceed $2 million and more recently, $3 million,” he says.
Kellyville on a high
Kellyville has hit new heights in popularity and prices in recent times, but the lack of new homes is making the suburb an increasingly difficult market to crack, says Angus Moore, economist at realestate.com.au.
In the past five years, 904 new-home builds have been completed in Kellyville, but Moore says the pace slowed in 2021.
“Through the first half of 2021, there were 50 new houses built in Kellyville, so the release of an extra 40 is a solid increase for anyone looking to buy there,” he says.
Within Kellyville, Moore says there are also pockets that demand even higher prices than the rest, such as the Balmoral Road pocket. Homes in the area are continuing to demand high prices, with a 725 square metre vacant lot sold in Bella Vista in November 2021 for $2.635 million.
Moore says the recent COVID-19-driven growth in desire for larger homes, coupled with less incentive to be right on the doorstep of the CBD thanks to work-from-home trends, have added to Kellyville’s appeal, particularly for families.
Demand for houses in Kellyville continues to rise, with a 26% growth in views per house listing in the suburb year-on-year.
“Buyers are attracted to the lifestyle factors — there’s more space being a little bit further out and there’s new transport (such as the Metro) to the CBD,” he says.
Home with a view
Perera says these factors are evident in the types of buyers looking at One Fairway, who are coming from all across Sydney.
“We’ve seen buyers from the inner city that now realise they don’t need to compromise space for liveability and also young professionals in the north-shore and The Hills that are attracted to the quality of our offering,” he says.
The homes on offer in the One Fairway release all have four bedrooms and have been designed to cater for a variety of style preferences, explains Perera.
“Our Avant Garde (modern) collection is striking and bold with stone features and contrasting elements. Our Coastal/Hamptons collection is for the buyer after a more classical home – these are inviting and warm. Our Chateau/French Provincial collection combines natural colours and wrought iron features that stand out and are timeless,” he says.
Inside, he says the homes have features such as high internal doors, downlights, ducted air and Sonos ceiling speakers. The kitchens boast 80mm stone island benches, mirror splash backs, Smeg appliances and pendant lighting. In the bathrooms, there are floating vanities, double sinks, back-lit mirrors, slimline bath tubs and shower niches.
“Every home is unique, meaning you can find something that suits your specific taste and personality,” says Perera.
Local life
With views of the Blue Mountains to the west, the city to the east and the Castle Hill Country Club to the south, Kellyville is a very picturesque part of Sydney. It’s also full of great amenities, explains Perera.
“It’s adjacent to Bella Vista Waters and Norwest and 200 metres from Kellyville Memorial Park – home to the multi-million-dollar Parramatta Eels training facility and Norwest Business Park,” he says.
“You’re also covered for public transport being proximate to three metro stations – Bella Vista, Norwest, and Kellyville.”
He says families will love the parks, walking tracks and access to the Bella Vista Public School and Kellyville High School, while professionals will appreciate having the business park just a short drive away.
“Downsizers or retirees can enjoy a cosmopolitan lifestyle and still benefit from abundant open space,” he says. “The great thing about One Fairway is that it appeals to any buyer.”
